Leaser, Inc. ("Leaser") owns all rights, title, and interest in and to the Leaser iOS application and all related proprietary content, including but not limited to:

• SwiftUI application code and architecture
• AI-powered apartment matching algorithm
• User interface design and interactive elements (swipe cards, list views)
• Search and filtering logic
• Data aggregation and parsing methods
• Graphics, logos, app icons, and branding materials
• Text, descriptions, and original content created by Leaser

2. Protected Materials

2.1 Application Software

The Leaser iOS application, built with SwiftUI and utilizing:

• Proprietary Swift source code
• Custom data models (Lease, Amenity, SearchParameters)
• Web scraping service (WebScraperService)
• MapKit integration for routing and distance calculations
• URLCache and data persistence mechanisms
• Custom UI components (SwipeCardView, SearchCard, badges)

2.2 Proprietary Algorithms

Our unique scoring and matching systems:

• AI-powered apartment scoring algorithm (calculateAIScore)
• Distance-based matching and filtering
• Amenity preference weighting
• Duplicate detection and listing deduplication logic

2.3 User Interface Design

All visual and interactive elements including:

• Swipe-card interface inspired by modern dating apps
• List view presentation mode
• Search preference cards with gradient styling
• Loading animations (LeaseLoadingAnimation, splash screen)
• Badge components (TravelTimeBadge, SourceBadge, UtilitiesBadge)
• Color schemes and design system

The following are trademarks or registered trademarks of Leaser, Inc.:

3.1 Third-Party Trademarks

The following trademarks are owned by their respective companies and are used in the app under fair use for informational purposes:

• Apple, iPhone, iOS, iPad, MapKit, and the Apple logo are trademarks of Apple Inc., registered in the U.S. and other countries
• App Store is a service mark of Apple Inc.
• Apartments.com is a trademark of CoStar Realty Information, Inc.
• Zillow is a trademark of Zillow, Inc.
• Property listing sources (Apartments.com, Zillow, etc.) retain copyright to their respective listing content

4. Third-Party Content

4.1 Apartment Listings

Leaser aggregates apartment listings from third-party sources including Apartments.com and other rental platforms. This content includes:

• Property photos and images
• Property descriptions and amenity lists
• Pricing information
• Property addresses and contact details

Leaser displays this third-party content under fair use principles for the purpose of search, discovery, and comparison. We do not claim ownership of this content and respect the intellectual property rights of property owners and listing services.

4.2 Mapping Data

Route maps, distance calculations, and location data are provided by:

• Apple MapKit: Geocoding, routing, and map displays
• OSRM (Open Source Routing Machine): Fallback routing service

This data is subject to the respective providers' terms and licenses.

4.3 Attribution

Where we display third-party content, we provide attribution through:

• SourceBadge components showing listing sources (Apartments.com, Zillow, etc.)
• Links to original listing pages
• Preservation of property names and branding

5. Permitted Use

Subject to your compliance with our Terms of Service, Leaser grants you a limited, non-exclusive, non-transferable, revocable license to:

• Download and install the Leaser app from the Apple App Store
• Use the app on your personal iOS device for personal, non-commercial apartment searching
• View and interact with apartment listings within the app
• Save listings locally on your device for personal reference

5.1 Fair Use

You may reference Leaser in:

• News articles, reviews, or commentary about the app
• Educational contexts with proper attribution
• Social media posts about your apartment search experience

Screenshots for personal use are permitted. Commercial use requires written permission.

6. Restrictions

Without express written permission from Leaser, you may NOT:

• Copy, reproduce, or redistribute apartment listings or app content
• Reverse engineer, decompile, or disassemble the app
• Extract or scrape data from the app using automated tools
• Modify, adapt, or create derivative works from the app
• Remove or alter copyright notices, trademarks, or attribution
• Use our proprietary algorithms or matching logic in other applications
• Republish our UI/UX designs or interface elements
• Use the Leaser name, logo, or branding without authorization
• Create competing apartment search apps using our methods
• Sell, license, or commercialize any aspect of the app
• Access the app through unauthorized means or circumvent security measures

7. DMCA Compliance

Leaser respects intellectual property rights and complies with the Digital Millennium Copyright Act (DMCA), 17 U.S.C. § 512.

7.1 Our Policy

If you believe content displayed in the Leaser app infringes your copyright:

• We will respond promptly to valid DMCA notices
• We may remove or disable access to allegedly infringing content
• We may terminate accounts of repeat infringers

8. Reporting Copyright Infringement

If you believe your copyrighted work has been copied and is accessible through Leaser in a way that constitutes copyright infringement, please provide our DMCA agent with the following:

1. A physical or electronic signature of the copyright owner or authorized representative
2. Identification of the copyrighted work claimed to have been infringed
3. Identification of the allegedly infringing material in the app, with sufficient detail for us to locate it (e.g., specific listing, screenshot, description)
4. Your contact information (address, telephone number, email address)
5. A statement that you have a good faith belief that the use is not authorized by the copyright owner, its agent, or the law
6. A statement, under penalty of perjury, that the information is accurate and that you are authorized to act on behalf of the copyright owner

9. Counter-Notice Procedure

If you believe content was removed from the app due to mistake or misidentification, you may file a counter-notice.

9.1 Counter-Notice Requirements

Your counter-notice must include:

1. Your physical or electronic signature
2. Identification of the material that was removed and its location before removal
3. A statement under penalty of perjury that you have a good faith belief the material was removed due to mistake or misidentification
4. Your name, address, and telephone number
5. A statement consenting to jurisdiction of the Federal District Court for your judicial district (or San Francisco, CA if outside the U.S.)
6. A statement that you will accept service of process from the complainant

9.2 Response Timeline

Upon receiving a valid counter-notice, we will forward it to the original complainant. If they do not file a court action within 10-14 business days, we may restore the removed content.
